Subdivision proposes new housing lots

PLANNING for a five-lot subdivision to grow housing opportunities in Terang has been lodged with Corangamite Shire Council.

The multi-lot subdivision and creation of road access is proposed at 53-63 Thompson Street, with one existing dwelling to be subdivided and four separate 1164 square metre lots to be created.

The plan, lodged with Corangamite Shire Council by Myers Planning and Associates, states the proposal on the 6447 square metre site is consistent with state and local planning policy.

The planning application indicates lots two through five would be sold as residential allotments to new landowners, with essential services such as electricity, water and sewage are already in place along Thompson Street.

The applicant states the site is not considered an area of cultural heritage sensitivity, and the creation of new residential opportunities would provide a boost for Terang as the second largest town in the shire, and aligns with council’s vision of promoting the town as a key residential and service centre.

“Owing to its proximity to Warrnambool, Terang is attractive as a commuter town, offering more affordable housing and services such as healthcare and education,” the application states.

“This has increased the demand for residential land, including both suburban lots and larger lots that are being made available in both the north-eastern and western edges of town.”

The site is located in the north of the township’s centre, an area which has already been identified as a site for Terang’s residential growth.

The proposed subdivision sites are located almost adjacent to McCrae Street, the site of the Terang Development Plan featuring nine parcels of land with the potential for up to 150 residential blocks.

The shire had launched the plan with the aim of attracting key workers and increasing population to drive demand for local goods and services.

With Corangamite Shire’s population expected to plummet by 2036 based on current trends, in addition to further becoming an aging population, increased housing availability has been proposed as a potential solution to attract new members of the community in addition to retaining locals.

The application and any supporting documents can be viewed at Corangamite Shire Council offices, located at 181 Manifold Street, Camperdown, or viewed online at www.corangamite.vic.gov.au.

A decision will not be made on the application prior to Thursday, July 25.

Corangamite Shire Council will inform any objectors to the decision once made.
